Orbit In

Herbert Burns

1955 . Palm Springs

Herbert W. Burns designed and built the Orbit In in 1955 as a speculative venture, purchasing the land in 1949 and selling the completed property that same year. The small-scale apartment-hotel exemplified the building type that powered Palm Springs' postwar tourist economy, sized for the newly mobile middle class rather than resort chains or the Hollywood elite. Burns, a self-taught designer-builder who worked without an architectural license, essentially invented the local version of this hybrid typology.

The freestanding concrete block building organizes guest rooms around a central pool courtyard, employing the indoor-outdoor circulation that became the signature of Palm Springs hospitality architecture. Classified as International Style, Desert Regional Variation, the property retains substantial original interiors including pink tile bathrooms. This level of preservation made it one of the first mid-century hotels in Palm Springs to be sympathetically rehabilitated rather than gutted, establishing a benchmark for the city's preservation movement.
